I’ve been researching and taking quotes from locally well rated Angie’s List contractors for replacement windows.
(9 windows – 6 are double hung, 1 is a half moon topper and two will be casement – one with privacy glass and one with internal blinds)
*Renewal is actually popular in Middle Tennessee but their price and warranty turned me off–$1184 per window. They also can’t do the blinds.
*Zen windows sells Soft-Lite and they’ve been the most reasonable so far averaging $638 per window(Nirvana). But their window is bulkier than I’d like and the lift rail is too big for my taste.
*Durante sells Sunrise (Preservation) and they’re quoting me $849 for the same styles of windows as Zen. And that’s AFTER the 30% Spring discount, a 5% cash discount and a 5% ‘efficiency’ discount we were offered if we signed that night.
While I much prefer their slimmer profile and rail, I’m not into paying the $200+ diff on aesthetics alone . When I balked at the difference he suggested I drop down to an Essentials to lower my cost by approximately $1000 for the set. At present, I’ve declined.
I know you don’t usually recommend specific companies to a poster, but can you advise on well regarded manufacturers of windows with the leaner profile? Would Onka be an option? I can do my homework if I have a clue who to look for.

We are looking into replacing all 15 windows in our home which was built in 1989. We have had three companies come to our home to give estimates. Lowes was the cheapest at $6,500 for their mid-range windows (Reliabilt by Atrium); Home Depot was next at $8,500 for their mid-range windows (VantagePointe 6100 Series), and Hullco was $9,889 for Sunrise window (also mid-range). Hullco has lifetime warranty (including labor, materials and glass); Home Depot has limited lifetime (I believe glass is not covered); and Lowes warranty was vague (no copy left with us). Lowes’ price also did not cover any additional work that might be uncovered while the work was being done. Hullco is a local company that has been in business for 37 years and has had high ratings, including Angie’s List. How do we decide? I can find both good and bad reviews for all (although Hullco’s reviews are mostly positive). Do we go by cost alone? We felt that Hullco was the most honest with us although the most expensive? Any recommendations? Thanks in advance.
If the window company seems like a good company and they have a good reputation in the area I’d try to find a way to work with them. Big box stores really don’t have a reputation for being the best place to go.
That said the price difference of $225 per window from Lowes to the local company seems pretty high. I’d see if they’ll work with you. If not, it might be a good idea to get another quote or two.
Hello Window Dog. I’m new to Southern Tennessee, and need to replace up to 24 old single pane windows of my 1971 Built home with new two pane standard white double hung windows. I’ve had visits and estimates from the following five vendors & products:
1. Home Depot- “Simonton 6500”.
2. Renewal by Anderson
3. Lowes – “Reliabilt”
4. “Home Star”
5. “Window World 4000 Series”
“Renewal by Anderson”, was the most expensive, and the others fall in around the same price range. Any suggestions and/or recommendations would be appreciated. Thanks

We are replacing 21 windows in our 1978 house in the Memphis-area. Sadly, none of the companies from your recommended list serve Memphis. We will be using vinyl windows. I’ve had quotes from several companies and they all sell a different window: Atrium/Norandex 3000; Model 6000 from the Window Source (which is apparently the Ply Gem Pro Series window); Jeld-Wen (not my first choice); Provia, and Ply Gem.
I feel like I am drowning in window choices.
Also, we have a side load garage with a large window in the garage. The window is on the front of our house. One person said it needed to be two windows (not necessarily windows that opened) to mirror the look of the other windows on the front of the house and another person said it should just be a picture window to reduce cost.
Any thoughts on window choices, installers in Memphis area, and the garage window.
Hello, I am gutting and rebuilding a 1920 home in Johnson City, TN (NE corner). We need to completely redo what was a sleeping porch and are hoping to build an all season sunroom. Do you know anyone in the area (johnson city, bristol, kingsport, greeneville?) that specializes in sunrooms or at least has a great reputation? I cannot decide if it makes more sense to hire a carpenter and roofer and siding guys and buy windows separately…. or go with someone like Champion who claims to be able to do the whole thing. The prices are all over the place!
I also Live in Johnson City, TN, can’t comment on sun rooms, but I am replacing my aluminum siding with Insulated Vinyl siding, got many estimates, and Champion was BY FAR, the most expensive and their vinyl siding was very cheap/poor quality looking and they absolutely will not put up Insulated, (Foam Backed Siding). Was worst experience I had with any contractor estimate. I am having Prodigy Insulated siding put up, bc it is the only one with an R-Value of 5, the other foam-backed insulated vinyl siding companies don’t even come close to Prodigy, I got samples from 4 different manufacturers. Now, I am trying to find the Best Replacement Vinyl Windows (don’t like Andersen at all), I can afford, absolutely fell in love with Windsor Windows (Builders First Source) in Johnson City carries them, but I am not all sure they are the right choice, the Great Lakes windows a contractor is trying to get me to buy, their comfortsmart is scaring me, bc I keep so many reviews that seals fail, and moisture, cloudy gets in between the window panes, and even Forms Mold! But they are highly rated on some sites, so I am very confused.
You might consider getting estimates from some Remodeling contractors, there are several, who do a lot of decks, who also do the enclosed screen porches, other gorgeous additions.

We are looking for window replacements for our home. The windows face the lake and the afternoon heat is brutal.
I am trying to figure out replacing most of my 1980 windows and started with an Anderson quote. Seems pricy but I like quality, and most of the reviews were positive. The sales rep brought a red light in and the heat from the light did not seem to filter through the sample window. Are other windows comparable? Also he said they use a material to make their windows that no one else can use because they have a patent on it. Is this accurate?
Hi Cheryl, this can definitely be a challenging business to sort through. That heat lamp demo is pretty common and it is very impressive. Basically all newer windows will use generally the same types of glass so you can see similar efficiency ratings from many different manufacturers. The Renewal by Andersen windows do use a fibrex frame that is different than what you’ll see offered by most companies. That doesn’t have anything to do with the efficiency but it does look nice. I’d suggest it might be worth while to get another quote or two so you can have more info to make a decision. The Renewal by Andersen windows are pretty but the prices are generally significantly higher than other options.
What is the best window frame material, for new construction in NE Tennessee that is Energy Star Rated? Aluminum, Fiberglass, Composite? Anything but wood on the exterior due to maintenance issues. Looking for a modern design. Marvin, Andersen, Jeldwen, or is there a smaller manufacturer with great service and performance? Double pane. The exterior material is the most important criteria for us and then we can narrow it down to the Energy Star Rating for our area.
Hi Dawn, vinyl windows are the most popular for several reasons. In generally they’re more energy efficient, they have better air infiltration ratings and they have better prices than other materials. Vinyl windows also often have better warranties than other materials. I’d say those reasons are what lead most folks to pick vinyl over the other frame materials that are available.
So if your budget allowed for Any option, would you still select Vinyl over Fiberglass or the new Fribrex or Fiberglass Composite? Vinyl Clad Wood is really not an option since we are going with black window frames inside and out. This is our last custom home, so we want to do it right. I logged onto the Energy Star Website and the most approved windows were vinyl or vinyl clad wood.
If the budget weren’t a factor I’d suppose I’d decide based on the style. I’m not a big fan of the Fibrex so I’d cross that off the list. Fiberglass windows can look very nice but they commonly have higher (worse) air infiltration rates. You’d want to compare that in addition to the U-Factor and SHGC which is what is used for Energy Star. I suppose if budget weren’t a factor you might also not worry too much about efficiency. If the look of a fiberglass window is worth about 2x the cost of a high end vinyl window to you that might be a good way to go. It’s probably also a good idea to understand the differences in the warranty. Fiberglass windows do look very nice. The question is whether or not that difference is worth the other trade offs. There isn’t really one “best” type. If there were everyone would pick it and the other options would go away. The question really is what option best lines up with your priorities.
